Green Ocean Property Management is seeking a Director of Maintenance to lead and scale maintenance operations across its residential, multifamily, and HOA property portfolio. This is a senior leadership role focused on building strong systems, developing high-performing teams, and ensuring proactive, cost-effective property maintenance.
Responsibilities:
- Lead, mentor, and grow the maintenance organization, including supervisors, technicians, and coordinators.
- Oversee daily repairs, preventive maintenance programs, and capital improvement projects.
- Manage vendor relationships to ensure quality workmanship, compliance, and cost control.
- Track maintenance costs, KPIs, service levels, and regulatory compliance.
- Partner with Property Management, Finance, and Leasing teams to align operational priorities.
- Implement systems and processes that improve efficiency, reduce downtime, and prevent recurring issues.
Requirements:
- 7–10 years of experience in property or facility maintenance, including 3–5 years in a leadership role.
- Strong technical knowledge of HVAC, plumbing, electrical, and building systems.
- Proven experience with vendor management, budgeting, and cost controls.
- Familiarity with maintenance management systems such as PropertyMeld, Jobber, or similar tools.
- Knowledge of OSHA standards, safety practices, and regulatory compliance.
- Strong leadership, communication, and operational problem-solving skills.
